- Completion: Sources conflict between Q4 2027 and Q3 2028, so the SPA and DLD project record should be checked before booking.
Investor angle: Starfall offers a sub-AED 800,000 entry point near the Metro, Downtown Dubai, Dubai Healthcare City and DXB. However, the smallest studio starts at 348 sq ft, putting the headline unit near AED 2,213 per sq ft.
Why it matters: This follows Binghatti Spectre’s September launch and adds another sizeable release to Al Jaddaf. The concentration of new Binghatti supply could support the district’s transformation but may also increase competition between landlords.
