Wadeem Gardens Hudayriyat Island Villas by Modon Abu Dhabi

Modon has opened registration for Wadeem Gardens, a new gated villa district on Hudayriyat Island in Abu Dhabi.

The community offers spacious four, five, and six-bedroom villas. Prices start from AED 8.7 million.

Wadeem Gardens also offers a payment structure with only 25% due before completion. The remaining 75% falls due at handover in Q2 2031.

Four-bedroom villas start from AED 8.7 million and offer approximately 532 square metres of space.
Five-bedroom villas start from AED 10.2 million and offer approximately 630 square metres.
Six-bedroom villas start from AED 11.6 million and offer approximately 720 square metres.

This structure keeps the construction-stage payment relatively low. Buyers should still plan for the large 75% balance due at completion.

Wadeem Gardens offers freehold ownership for buyers of all nationalities.
This gives international buyers access to villa ownership within Hudayriyat Island.

Modon permits resale before handover once at least 20% of the total purchase price has been paid.
Project rules and other applicable requirements still apply.
This resale condition gives investors an exit option before completion, subject to Modon’s terms.

Eligible buyers are also able to apply for financing through Abu Dhabi Islamic Bank.
Financing remains subject to ADIB’s eligibility checks and credit approval.

Wadeem Gardens forms part of the wider Hudayriyat Island development.
The district is planned for around 35,000 residents.
A 2.3-kilometre climate-controlled pedestrian spine will connect key parts of the community.

The villas do not sit directly on the waterfront. Waterfront promenades will be within walking distance from the homes.

Three features stand out for investors.

First, the 25/75 payment structure limits the amount due during construction.
Second, resale is permitted after 20% of the purchase price has been paid, subject to project requirements.
Third, Hudayriyat Island is developing as a major residential, leisure, and lifestyle destination close to Abu Dhabi city.
